Pay Applications

The biggest recurring money event on the project, made airtight.

A pay app is a sworn statement tied to lien rights. Walter maintains the schedule of values, reconciles percent-complete against field reality, assembles the G702/G703 with backup, and hard-blocks the release queue until lien waivers are complete. Humans certify and release.

The problem

What this costs you today — and what Walter does instead.

The pain

Billing cutoffs get missed and cash waits another month.

With Walter

The contractual submission window is a tracked deadline with daily pings inside 72 hours.

The pain

Payments go out without waivers — and then get paid twice.

With Walter

The release queue is hard-blocked on waiver completeness; only a privileged human can release with a documented exception.

The pain

Sub overbillings slip into the prime billing before anyone checks the field.

With Walter

Each sub billing is checked against commitment balance, field percent-complete, retainage, and waiver status before it enters the prime.

The workflow

How Walter runs it.

  1. 01

    SOV maintenance

Keep the schedule of values current; incorporate approved prime COs the same cycle and flag unbilled approved COs.

  2. 02

    Sub pay app review

Check each sub billing against commitment, field reality, retainage, prior payments, backcharges, and waivers.

  3. 03

    Prime draft

Assemble G702/G703 with PM-confirmed percent-complete, stored-material backup, and reconciled change orders.

  4. 04

    The waiver gate

Collect conditional waivers with each billing and unconditional waivers for prior payments before releasing the next.

  5. 05

    Submit & chase

Calendar the submission window, track certification and payment due dates, then chase politely and formally.

  6. 06

    Reconcile

Match payment received, update the retainage ledger, and report over/under-billing to accounting for WIP.

Human in the loop

What stays your call.

  • Submitting the pay app, certifying percent-complete, and releasing payments are human-only and never graduate.
  • The waiver-completeness gate cannot be overridden by Walter.
  • Retainage and billing arithmetic is exact, fat-coded, and always shown.

What you get

Outputs.

  • G702/G703 package with backup
  • Sub billing review queue
  • Waiver status board
  • Billing calendar
  • Over/under-billing report

Hands off to

It doesn't work alone.

Walter's workflows share one construction brain, so a signal in one becomes action in the next — automatically.
